Industrial division of Carroll Cos. to build 165-acre industrial park in growing I-85 corridor in Guilford County

The industrial division of a major Greensboro developer has begun work on an 100-plus acre industrial park in Guilford County near I-85.

Carroll Industrial Development U.S., part of Roy Carroll Jr.’s The Carroll Cos., recently completed the main entrance road and has begun preliminary site work preparation for its Southeast 85 PowerPlex project, a 165-acre, master-planned industrial park that can accommodate over 1.5 million square feet of build-to-suit industrial space upon completion.

The project will consist of properties both north and south of Interstate 85, located at 121 E Emsley Dr. and 4229 Pleasant Garden Rd. It will have the ability to accommodate a single user or multiple tenants and is designed to have flexibility to attract a wide variety of potential end users, according to commercial real estate services firm Cushman & Wakefield, which is overseeing leasing for the project.

Phillip Williams, senior vice president at Carroll Industrial Development, said in a statement that the industrial park is centrally located along the fast-growing I-85 corridor and will have “excellent highway access,” and “substantial power capacity,” in additional to being a fully capable rail site.

“This highly visible industrial park will offer multi-modal connectivity to major markets across the Southeast, multiple international airports, and five of the busiest container ports in North America,” he said. “These attributes make a compelling choice for companies looking to expand or relocate within our region.”

Cushman & Wakefield brokers Jason Ofsanko, Ryan Conboy, Jordan Mitchell and Tom Townes will be marketing the project, which has received “significant pre-leasing activity,” with potential tenants from multiple industrial sectors including advanced manufacturing, automotive, battery technology, food and beverage and distribution centers, according to Cushman & Wakefield.

Ofsanko, who is managing director of Cushman & Wakefield’s Triad Office, said the Southeast 85 PowerPlex project is in an already established industrial area that is experiencing growth, which makes it well-positioned to be one of the best properties for industrial users in the region.

Carroll Industrial Development U.S., a wholly owned subsidiary of The Carroll Cos., is a real estate development firm that specializes in property acquisitions, industrial development and built to suit projects. Its industrial division has developed the South Rockingham County Corporate Park as well as the Ontex manufacturing site in Rockingham County, and the massive Publix supermarkets distribution center site in Guilford County. It says it has some 40 separate sites comprising more than 1,000 acres in the Piedmont Triad region.

Triad Business Journal recently reported that a federal case brought by the Caroll Cos. over unfavorable ratings by Dun & Bradstreet was dismissed by a judge, though Carroll Management Co. and five related business entities filed a notice dated Monday that they plan to appeal the dismissal. The plaintiffs filed the case in June, alleging Dun & Bradstreet gave the Carroll operations high-risk ratings based on incorrect information and published a profile greatly understating its revenue and the number of employees, as well as how long the group has been in business. The Carroll Cos. also alleged Dun & Bradstreet was wrong to offer to correct the information if Carroll bought a certain Dun & Bradstreet credit-report product.
